Renewed interest in residential building plots

Renewed interest in residential building plots

With national housing indexes indicating positive signs of a recovery in the property market, there are encouraging signs of movement in the market for building plots and small developments as private individuals, builders, and developers all look to acquire plots and development land in the region.

In Kettering, Berrys has recently launched several building plots and development sites offering a range of opportunities from just a few residential units to a complex of 18 flats.

Angel Yard, Dalkeith Place, Kettering is an architect designed scheme with outline planning consent for 18 one and two-bedroom flats, including provision for six affordable housing units. The building is close to the town centre and is presently being used as a retail and industrial unit. The guide price is £650,000.

Another development site just launched close to the town centre, with a guide price of £215,000, is situated on Havelock Street. This site is cleared and level and has planning consent for the construction of up to 9 two-bedroom apartments in two separate blocks.

“This site offers a superb opportunity for a comprehensive redevelopment scheme,” says Tom Arthey who is handling the sale for agents Berrys at Kettering.

“Building Regulations have been approved and working drawings are available to view. The footings have been poured for the rear block, inspected by Building Control and the application is deemed live and ad-infinitum.”

Also in Northamptonshire, at Rushden, a residential development plot is being re launched with a guide price of £240,000.

This residential development opportunity has detailed planning consent for six units on a site of approximately 0.11 acres at High Street South.

As well as development sites, Berrys also have a number of single and double building plots on the market in East Northamptonshire offering a range of opportunities for  builders or private buyers looking for self-build projects.

“Interest in building plots is definitely picking up,” said Tom Arthey. “We have sold several plots recently, some of which had been on the market for a considerable time following the downturn in the property market in late 2007. In the current market, a realistic guide price is the key to encourage interest from the outset.”
