A prime block of arable land with amenity woodland and sporting potential in South Shropshire has come on the market with Berrys.
The 228.6 acres (92.55 ha) of land at Upper Day House Farm, Church Preen near Church Stretton is available a whole or in four lots, as required, with a total guide price of £1,457,000.

The land is located close to the Wenlock Edge between the villages of Church Preen and Plaish and approximately five miles from Much Wenlock and eight miles from Church Stretton. The predominant soil type is Clifton, a deep clay loam suitable for arable and grassland production. The land is currently all down to oilseed rape.
All the land has excellent road access and Lot 1 (121.54 acres) has a water supply from the private water supply serving Upper Day House to fill a sprayer filling tank located on the land and also has an easement to connect to an existing electricity supply on adjacent land.
The land has been registered under the Single Payment Scheme and normal entitlements will be included within the sale, subject to the Rural Payments Agency’s transfer rules.
The land is subject to an Entry Level Stewardship Agreement until 30th September 2015 and has a Countryside Stewardship Agreement which expires in October 2011. The sporting and mineral rights are in hand and will pass with the freehold. The shooting has been let previously but is now in hand and the land lends itself to the development of a game shoot.
“This land is likely to be of interest to both commercial farmers and investment buyers and should the purchaser be interested in letting the land or farming the land on a contracting basis the vendor would consider continuing to farm it,” Chris added.
